Ron Ricard, Vice President and Regional Account Manager for IPX1031 Northern California, is designated as a Certified Exchange Specialist®, one of fewer than 110 people nationwide who currently carry that certification as accredited by the Federation of Exchange Accommodators. Since 2002, Ron has taught 1031 Exchange accredited courses to over 30,000 investors, real estate agents and others.
Ron is a professional when it comes to helping understand the nuances of 1031 Exchange rules and 1031 regulations. Ron is a frequent contributor on local radio and television real estate shows and is a guest lecturer at the College of San Mateo, Menlo College and San Francisco State University. He has served on the Board of the Santa Clara County Association of Realtors and the Commercial Broker Association, and is very involved with numerous real estate associations and industry groups throughout Northern California.
Ron has a BS in Civil Engineering from UC Berkeley, a MBA in Marketing and is an active real estate investor.

Paul M. Van Every, Senior Vice President, is the Pacific Northwest Sales Manager for Investment Property Exchange Services, Inc. Paul oversees the PNW territory of Washington, Oregon and Alaska and is responsible for IPX1031 sales covering Washington state.
With over 20 years of management, commercial transactional real estate and 1031 experience, most recently as National Account Manager with Chicago Title National Commercial Services, Paul brings multi layered real estate expertise and insight to IPX1031. How do I know if a 1031 Exchange is right for me?
Speak to your tax advisor and find out how big the tax liability will be if you don’t do an exchange. Is that a check you are willing to write to the taxing authorities? If not, and you are looking to buy other investment or business real estate, then you should consider doing an exchange.
Are there any special 1031 Exchange rules or 1031 regulations for California?
California may require withholding on the sale of property. In addition, California has what is known as a claw back statute. For example, if you sell California property and exchange into property located outside California, there is a requirement to file annual informational tax returns with the state, confirming that you still own that property. When you sell that property, California will collect taxes on the gain that occurred from the California sale. If you stop filing that form, California will assume you sold the property and assess taxes. See California Claw back PDF
What if the sales price of my Replacement Property is less than my sales price of my Relinquished Property?
If you buy for less than you sell, the difference is referred to as “boot” and is considered as taxable gain.
What parties need to be involved in a 1031 Exchange?
In an exchange, you go through the regular sales process, including the title company or closing attorney. In addition, you need a Qualified Intermediary, such as IPX1031, to control the sales proceeds between the sale of the Relinquished Property and the purchase of the Replacement Property.
What property types can be exchanged into and out of? What is Like Kind Property?
The term like-kind is misleading. You can exchange any kind of business or investment real estate for any other kind of investment real estate. So rental houses for commercial property or land for apartments or farmland for rental condos are all OK.
Can I purchase equipment for a vineyard I am looking to purchase?
As of 2017, 1031 is ONLY for investment and business real estate. It can’t be used for equipment or any other kind of personal property.
What are the benefits of doing a Tax Deferred 1031 Exchange?
On the surface, a 1031 Exchange is done to defer taxes. As long as you keep reinvesting in other investment or business use property, you are permitted to defer taxes. 1031 exchanges though should be viewed as a way to buy a better property than what you own today. Section 1031 is an important part of the tax code that allows you to get out of property you don’t want reinvest into a better property for the future.
Can I get an extension on the 45-day identification period for my Tax Deferred 1031 Exchange?
No, unless you are eligible for an extension due to a federally declared disaster, the IRS doesn’t have any provisions for extensions or exceptions – not even to the next business day if the deadline falls on a weekend or holiday. The best way to get more time is to start looking for your Replacement Property well before the closing of your sale property or to extend the closing date on your sale property.
