I’m selling a single-family home I’ve used for an investment property; do I need to purchase a single-family home to complete my exchange?

No. You can purchase any type of investment property to complete your exchange. Generally speaking – all investment real estate is “like-kind” to other investment real estate. Here is a video on this topic you may find helpful. 

Do I need to have an attorney or CPA to do an exchange?

It is not required to have an Attorney or CPA to do an exchange. However, we recommend you have one as we are forbidden from providing legal, accounting, or financial advice.

Should I do a 1031 Exchange?

I cannot tell you whether or not to do an exchange. That is a question for you and your CPA/Tax Advisor to determine. But if there is gain on the sale, and you’re looking to purchase other investment property – there isn’t really a reason not to do an exchange.

Can I buy property out of state in a 1031 Exchange?

Yes! You can purchase Replacement Property anywhere in the US. We can facilitate your exchange anywhere in the US also.

Can I purchase equipment for the farm ground I am looking to purchase?

You cannot purchase any type of equipment in a 1031 Exchange. That part of the Tax Code was eliminated by the Tax Cuts and Jobs Act which went into effect on January 1, 2018. Only investment real estate qualifies for 1031 treatment.
