Can I purchase equipment for the farm ground I am looking to purchase?

Unfortunately not. You cannot exchange real estate for personal property. In addition, the ability to do a 1031 Exchange with business use personal property was eliminated by the Tax Cuts and Jobs Act which went into effect on January 1, 2018.

When I do an exchange, why can’t I get my principal (or basis) back out?

When you purchase Replacement Property, the first portion of the purchase price is allocated to the rollover of the adjusted basis from your sale property, then every dollar above that adjusted basis purchased qualifies as deferred dollars until the exchange has fully replaced the sale property and fully re-invested all cash proceeds of the sale, resulting in total deferral.

What parties need to be involved in a 1031 Exchange?

Exchanger/seller, tax advisor, title company, QI, legal counsel if more complicated transaction involving partnership concerns.

When do I get my money back if I cannot identify?

If no property is identified on or before day 45 you may receive your funds the next business day after day 45. However if property is identified, it is beyond day 45, and you decide, for whatever reason, you are not purchasing any identified property you will receive your funds the next business day after day 180.
